generally

They will
take more than just 18% of

top of the already hefty 18% letting
agents fees (on average), you will have to take account of service
charges,
maintenance fees, upgrades and ground rent.
The
letting company will likely also withhold 22% of
your rental against tax, unless you can get your accountant to advise
them
differently, for example, if your tax liability is zero.
That's
a lot of money. The problem is, most landlords
end up paying through the nose for such services because they don't
know how to
effectively deal with tenants.

tenants are easy to deal with. Bad tenants are the

within the tenancy agreement to end the lease on 'bad tenant' grounds.
